Big shoutout to Tim Garrity and Sean Mooney for having me on the Bricks & Risk Podcast. We had an awesome convo covering my real estate journey, the Eagles, the Bills, Sarcone’s, my brand/logo, and of course, I had to pull up with South Philly’s best hoagies from Cosmi's Deli and Antonio's Deli. Hope you’ll enjoy the episode as much as we enjoyed recording it.


How I Got Into Philadelphia Real Estate


One of the cool things about doing this podcast was realizing just how random my path into Philadelphia real estate really was.


I wasn’t one of those guys who grew up saying, “I want to be a realtor.” Honestly, real estate wasn’t even really on my radar. I moved to Philly with basically zero contacts, no real network, and no game plan to become “South Philly Vinny.”


Before real estate, I was actually involved in the music world. One of my lifelong friends, Mikey, and I managed a band called Son of the Sun for years. We were booking shows, traveling, trying to build something creative, and honestly just figuring life out as we went. That experience taught me a lot about branding, relationships, marketing, and how important it is to stay consistent with something even when you have no idea where it’s ultimately going.


That lesson carried directly into real estate.


Moving To South Philly


When my wife Pam and I moved to Philadelphia in 2017, I honestly didn’t even want to leave Chicago. I loved Chicago. I thought we’d live there forever. But once we landed in South Philly, something clicked almost immediately. Walking around the neighborhood, seeing the corner stores, the Italian markets, the rowhomes, the people sitting outside talking to each other… it just felt right. It felt real.


I always tell people that South Philly grabbed me way harder than I expected it to.


Then the pandemic hit.


Pam and I had literally just gotten our real estate licenses in early 2020. We took the classes together at Temple University and passed the exam right before the world shut down. At the time, we thought real estate would maybe become a side hustle. Then a few months later, I got laid off from my marketing job because of COVID.


At that point, there really wasn’t a backup plan. I basically had two choices: panic or go all in.


So I went all in.


The hard part was I didn’t have the built-in network that a lot of Philly agents have. I didn’t grow up here. I didn’t have cousins feeding me deals. I didn’t go to high school here. I didn’t know hundreds of people.


I was starting from absolute zero.


That forced me to figure out what kind of realtor I actually wanted to be.


I tried things people told me to do. Cold calling. Random prospecting. Chasing leads. Some of it worked. Most of it honestly didn’t fit my personality at all. I realized pretty quickly that I hated sounding like a salesman. It just wasn’t me.


What did feel natural was content creation.


Writing.

Blogging.

Talking about Philly.

Talking about neighborhoods.

Talking about food, concerts, sports, and real estate in a way that actually felt human.


That’s really where the South Philly Vinny brand came from.


Building the South Philly Vinny Brand


The funny thing is the logo itself actually started as a joke from one of my best friends. He mocked it up messing around and I immediately knew it was the one. From there, the whole thing just slowly evolved into a real brand and identity.


Five years later, here we are.


What I’ve learned is that consistency matters more than perfection. A lot more.


People think marketing is about going viral or getting instant results. Most of the time it’s not. Most of the time it’s just showing up over and over again until people finally connect the dots.


That’s why I’m so big on newsletters, blogs, social media, client events, and just staying visible. People are busy. They forget names quickly. If you disappear for six months, people assume you disappeared entirely.


So I just keep showing up.


One thing I said on the podcast that I really believe is:

“Know yourself, know your worth.”


That applies to real estate and honestly life in general.


The longer I do this business, the more I understand what kind of clients I work best with, what kind of marketing works for me, and what kind of business I actually want to build long term.


Over the past six years, I've built my business helping people buy, sell and invest in Philadelphia real estate. I’m still learning every day. But I’m incredibly grateful for everybody who has supported me along the way.


And huge thanks again to the guys over at Bricks & Risk for having me on the show. It was awesome being able to tell the story behind how South Philly Vinny came to be.
